Arco do Bandeira occupies a grand Pombaline building on the edge of Rossio, the square that has been the beating heart of Lisbon for centuries. From the moment you arrive, you are inside the city - not visiting it.
The 16 apartments range from intimate studios to generous two-bedroom spaces, each decorated with an eclectic mix of antique and contemporary pieces. Original timber floors, high ceilings with plaster cornicing, original azulejos and marble bathrooms sit alongside bold colour choices and curated wallpapers that give each apartment a completely distinct personality - no two are alike.
Some apartments offer direct views over Rossio square - with the Column of Pedro IV and the Teatro Nacional stretching out below the windows. View apartments are subject to availability.

Rossio has been Lisbon's living room for more than 700 years. The square's Pombaline arcades rose from the rubble of the 1755 earthquake, today framed by wave-pattern cobblestones and the Dona Maria II National Theatre. Step out of Arco do Bandeira and you stand inside that square, close enough to hear trams on Rua da Prata.
From your door, central Lisbon unfolds on foot. Rossio Station connects you to Sintra in forty minutes, Praça do Comércio is five minutes south, and Alfama's fado houses are ten minutes east. Everything most travellers come to Lisbon for sits within a fifteen-minute radius.

Standard check-in is from 4:00 PM (16:00) and check-out is by 11:00 AM. Early check-in or late check-out is sometimes possible — contact us in advance and we'll do our best to accommodate based on the day's schedule.
How thoroughly is the apartment cleaned before my arrival?
Every apartment receives a complete professional cleaning between stays, including changed bed linens, fresh towels, sanitised bathrooms and kitchen, and a stocked welcome kit. We also follow enhanced hygiene protocols for high-touch surfaces.
Does every Residentas apartment have air conditioning?
Yes — every Residentas apartment has air conditioning (heating and cooling) in all bedrooms and living areas. You'll find the remote in the living room or bedroom; reach out if anything isn't working as expected.
Is the Wi-Fi fast enough to work from the apartment?
Yes — fast complimentary Wi-Fi is included in every apartment, suitable for video calls and remote work. The network name and password are on the welcome card you'll receive at check-in and in your booking confirmation.
Does this building have an elevator?
Most Residentas buildings have an elevator — check the specific property page or message us before booking if step-free access is important. Buildings without elevators are clearly indicated on the property listing.
Where can I park, and is a car worth it in Lisbon?
The apartments are in central Lisbon where street parking is limited and paid. We recommend nearby public parking garages — specific recommendations are shared in your check-in instructions. Most guests find Lisbon's metro, tram and walkability mean a car isn't worth the cost or hassle.
How far is the apartment from Lisbon airport (LIS)?
Lisbon Humberto Delgado Airport is approximately 7-8 km from central Lisbon — about a 15-25 minute taxi/Uber ride (€12-18) depending on traffic. The Metro red line also connects the airport to the city centre in around 20 minutes.
Are the apartments kid-friendly and safe for families?
Yes, families are very welcome. We can provide a crib/cot and high chair on request, subject to availability — please ask when booking. Apartments include kitchens for easy meal prep, and most are within walking distance of parks and family-friendly cafés.
Can I request extra towels or linens during my stay?
Yes — message us during your stay and we'll arrange a top-up delivery. For stays of 7+ nights, we include a mid-stay refresh of towels and linens automatically.
What are the rules on smoking inside the apartment?
Smoking is not permitted inside any Residentas apartment, including on indoor balconies and terraces where signs are posted. Some properties have outdoor terraces where smoking is allowed — check the property page for specifics. A cleaning fee applies if smoking occurs indoors.
