- Registration proceedure and departure
Check-in: 4:00pm / Check-out: 11:00am
The personalized check-in with the Customer Care Agent is made between 9:00am and 6:00pm.
For your information there isn’t a reception desk at the building therefore we kindly request your cooperation by contacting us half an hour prior your arrival.
Late check-in requires a visit of our team in the morning the next day. For an independent entrance, access codes are sent by e-mail after successful collection of the reservation total amount.
Accordingly to Decree/Law nº57/2007 – 4th of July, all non-Portuguese nationals are required to show their IDs. When staying in a hotel guests are used to show their IDs at checkin. Short term rentals, are also required to report guest’s information to SEF – it is called the Accommodation Bulletin. Detailed information in http://www.alesclarecimentos.pt/travelers/
- General payment information
Please note that from the 1st of January 2016 a city tax of EUR 1 per person, per night is not included in the total price and should be paid on site. This tax is charged to guests aged 13 and older. It is subject to a maximum amount of EUR 7 per guest.
Refundable Rates allows changes and cancellation until three days before your check-in date. Within the three days, we will charge the credit card used to guarantee the reservation. The transaction will be appear in name of Activos Reais SA.
In the event you prefer another payment method please let us know in due time.
Payments in cash are only allowed for presential check-in and by pre-authorization of the total amount on a valid credit card.
Non-Refundable Rates benefits from an additional discount of 10%. So, it is not possible cancellations or reservation changes. The full amount will be charged at any moment once the booking is made.The transaction will be appear in name of Activos Reais SA.
In order to minimize any prejudice Residentas advise all its customers to opt for conducting insurance to safeguard every step of your journey.
We also recommend that all customers pay special attention to the conditions of different types of rates.
Damaged (when proved negligent use of the facilities) and missing items will be charged on the credit card used for the payment of your stay.
- Group bookings payment information
A damage deposit of €50 per person will be required to groups via pre-authorization on the credit card used to guarantee the reservation or in cash at time of check-in.
In cases of rental entire buildings, this value will be charged to the holder of the reservation at time of booking and refunded two days after check-out.
When proved negligent use of the facilities, loss or stolen property the total amount of the deposit will be charged in full regardless the value of damage. If the amount correspondent to damage, loss or stolen property exceeds the amount of the deposit the extra amount will also be charged.
Are considered groups, reservations of more than one apartment or reservation of more than 4 people, even when the standard capacity is not exceeded.
The prices on the website include VAT, considering the ruling rate. Prices are subject to change at any time, but changes will not affect confirmed reservations.
- Currency and Transactions
Only Euro accepted for transactions, transiction based on the value of the date of the reservation.
Suplements are not calculated automatically in the total costs and will have to be paid separetely during the stay.
- Data Security
Your data and credit card details are encrypted and transferred using TLS/SSL (internet security protocol) to avoid unauthorized access.
Customer and credit card data will not be disclosed to third parties other than the entity processing the credit card payment.
- Accepted credit cards
Visa, Diners Club, Discover and Euro/Mastercard.
Pets are not allowed.
- Parties and sleep over guests
Parties, loud music or noise and sleep over guests are not allowed. The booking holder signing the contract is responsible for correct behavior of all guests staying at Residentas.
- Extra bed & Crib
All children are welcome.
Free: one child under 12 years stays free of charge when using existing beds.
Free: one child under 2 years stays free of charge in a child’s cot/crib.
The maximum number of children’s cots/cribs in a room is 1.
Any type of extra bed or child crib is upon request and needs to be confirmed by Residentas.
Price: €30/extra bed/night
Please note that we rent self-catering apartments. We are not an Hotel, therefore, we don’t have a reception desk or common hotel facilities. On other hand, you will benefit from personalized/concierge service from the owner and experienced team, more privacy, a larger private area for you as compared to a hotel room and a superb value – you spend less and receive more.
Kitchen full-equipped with dishwasher machine, clothes washer and dryer machine, oven, microwave, refrigerator, freezer, toaster, juice maker, kettle, coffee and tea machine;
Living room space with 28” flat screen LED TV with cable access, high definition channels and recording program;
Air conditioning, heating, complimentary high-speed wireless, soundproof rooms;
Air dryer, iron and ironing board;
Bath-amenities, towels and bed linen.
- Liability and Exclusions
The responsibility of Residentas on any booking is strictly limited to the purchase price.
If Residentas cannot, for various reasons, offer the apartment that has been reserved by the client, it has the right to cancel the contract. In this case Residentas will refund the client all the money paid, except the part corresponding to the days that the apartment was used, if it was the case.
